River Access on The River Leam, Warwickshire

I recently launched near the bridge in Offchurch and paddled towards Leamington on the river Leam. I reached the floodgate spinney just before Offchurch Bury Park.

At this point I was told by a local landowner that I was on a private section of the river Leam. He said I could not continue towards Leamington.

Having consulted The Rivers Access Campaign website I now realise a bit more about the very limited access to rivers. I did gain access to the river by tresspassing over the land near the bridge, however if I had somehow launched from the bridge itself could I legally have paddled down the river?

I'd welcome advice on paddling the smaller rivers which run through private land - are they best avoided?
